(by keeping your roof system dry)
Before applying our roof restoration treatment, every Roof Maxx dealer offers a full roof tune-up to keep your home safe and prepare it for our restoration treatment. This includes assessing the parts of your roof that most often cause problems, like caulking, flashings and exposed nails.
Our tune-up includes:
- Replacing or securing loose or missing shingles
- Re-sealing flashings and other vulnerable spots
- Hammering and sealing exposed nails (nail pops)
- Checking the roof’s structure to confirm it’s in sound condition
If we discover issues that can be handled through standard maintenance, including certain leak situations, our certified dealers will take care of them before treatment. However, if the roof has long-standing or more serious damage that puts it beyond repair, a full replacement may be the only safe solution. Either way, we’ll help you understand your options.
Important Repairs and Maintenance are included in your Roof Tune-Up

Jonathan Casilli, the head of construction management for Skylight Real Estate Partners, faced a considerable challenge. Twenty apartment buildings with 30-year-old asphalt roofs were failing, but he had a limited budget. Then a roofer told him about Roof Maxx.
Failing Roofs Five Years Ago Still Going Strong After Treatment With Roof Maxx
"
I was skeptical at first with the condition of the roofs, because shingles were blowing off in high winds. Five years later, after the application, the roofs look great with no issues.”
Is Roof Maxx Right for My Roof?
Your roof is made up of two key parts:
- Asphalt Shingles – the protective layer covering your home.
- Flashings – the metal seals around walls, chimneys, and vents that keep water out.
When installed correctly, flashings can last 50 years or more—similar to a metal roof. If you’ve never had leaks around them, that’s a good sign they were done right.
Shingles, on the other hand, naturally dry out over time. They start flexible and water-tight thanks to protective oils, but like asphalt on a road, they become brittle and prone to cracking as those oils evaporate.
That’s where Roof Maxx comes in. Our treatment restores lost oils, keeping shingles flexible, strong, and able to protect your home for years longer. The shingles will now perform more like new ones, resisting water and expanding and contracting with the weather without cracking or breaking. You’ll also retain more of your protective granule coating, the first line of defense against the destructive effects of the sun’s UV rays.
We won’t treat just any roof. Roof Maxx may not be the answer:
- If your roof has had repeated issues, it may point to poor installation. In this case, replacement is often the best option.
- If 30% or more of the protective granules are gone, the shingles are too far along for treatment, and replacement is suggested.
We’re a smart first call if you’re unsure about your roof’s condition. We can evaluate whether Roof Maxx is an option and give you honest guidance if replacement is the better path.
